Sales Warranty
The apartment is covered by a two-year sales guarantee, which starts from the moment the possession of the apartment is transferred to the buyer. If the possession is transferred before the building has been authorised for use, the guarantee expires two years after the authorisation for use.
The warranty covers construction work, materials and installed equipment. It does not cover defects caused by normal wear and tear or by construction or finishing works carried out after the handover.
Defects that prevent the normal use of the apartment will be rectified at the earliest possible opportunity. Other defects will be addressed in accordance with the warranty conditions. During the two-year warranty period, the developer will carry out the necessary warranty repairs at its own expense.
About the Construction
Lai 36c is a 2-storey and partially 3-storey apartment building that is partly newly constructed and partly renovated. The property includes 7 parking spaces, with readiness for installing electric vehicle charging points. Access to the property is from Lai Street. The driveway and parking areas are covered with concrete paving stones. The property is enclosed with a fence.
The load-bearing structures of the building consist of red brick, silicate brick, and fieldstone in the older section, and concrete blocks in the newer section. The intermediate floors are made of monolithic reinforced concrete. The building has a wooden rafter roof covered with folded sheet metal. Non-load-bearing internal partition walls within apartments are made of Columbia stone and Fibo blocks, and partly gypsum board on a metal frame. Walls between apartments are made of stone (Columbia, Fibo blocks), wood, or double-structure gypsum board on a metal frame (≥49 dB sound insulation). The building has wooden-framed double-glazed windows. Apartment entrance doors are wooden, and interior doors are wooden panel doors.
The building is connected to district heating. Apartments have water-based underfloor heating, with individual temperature control in each room. Ventilation is provided by apartment-based units with heat recovery and electric heating elements. Energy efficiency requirements are not applied, as the building is protected under heritage conservation.
